The location and history of the city are unquestionably in favor of those who are planning to rent space in Gdańsk. Located on the Baltic Sea near Sopot and Gdynia,it offers many attractions that attract over a million people yearning for sensations throughout the year. In addition, its area includes some of the most valuable architectural monuments in Poland. Thanks to this combination, every year the city is visited by crowds of tourists - potential customers.
What should you pay attention to before renting a commercial, retail or service unit in Gdańsk?
Let's start with the basics. Before renting space in Gdansk, one should first of all answer the question of who will be the potential customer. If tourists, then we should look for a location for your business near the main monuments of Gdańsk, the Old Town. A good place will also be the Main Town, the vicinity of the Main Town Hall, the Artus Court and the Uphagen House. If you plan to open a restaurant, you should also consider the neighborhood of the beach.
When opening, for example, a boutique with jewelry, a souvenir shop or a restaurant, we must reckon with the fact that we will have the largest income in the period from June to August. Of course, tourists visit Gdańsk all year round, but not as many as in the summer season. The city hosted over one million people in 2018*. As you can see Gdańsk has a very big potential to open a business focused exclusively on tourists. However, expect that rent in the most attractive locations is very high. The highest rates are of course on the streets where there is the largest pedestrian traffic. For example we can expect to pay about PLN 200 per sq m. This means that if you rent a unit of 76 sq m, the monthly rent will cost about PLN 15,200. You have to pay it, also out of season. Before renting the premises, we suggest to calculate how many products we have to sell, so that the margin covers the cost of rent. Consider whether the result is realistic to achieve.

What about the situation when our product or service is supposed to reach the inhabitants of Gdańsk?
Residents usually avoid crowded tourist places. They appreciate the availability of parking, bus and tram stops. They visit places near home. Let's remember about it by choosing the perfect location for your business. Thanks to this, we will increase the chances of reaching potential clients. If we are planning to open a beauty salon, it is best to rent space in the neighborhood of a residential community. The same applies to a unit dedicated for a kindergarten, doctor's office or a hair salon. Some business ideas may be better suited to shopping malls than busy streets. Think carefully where the potential clients are and how they spend their free time.
A good and well-thought-out location increases the chances of achieving a successful business, but it does not guarantee it. The quality of offered goods, price, customer service, number of competitive places in the area, etc. are also important.
